Very high latency observed on the access point

1. Check wired connection, i.e ping the AP and check for latency and packet loss.

 

2. Check wireless users signal strength / transmit rate.

 

3. Is there a lot of interference in the area with other wifi networks? 

 

4. Are you running 2.4, 5Ghz or both? Try disabling 2.4ghz if possible and see if that helps.
